Residential Rental Program

RESIDENTIAL RENTAL PROGRAMThe Village has expanded its residential rental license program. All landlords and managing agents will need to submit any required applications or registration forms and take a crime free housing class. The information below will guide you to what you need to be in compliance of this expanded ordinance. Read the rental ordinance here.

Please note that there are two tiers to the expanded program and depending on the type of rental units you own, the program may impact you in different ways. A compliance letter was sent out to all rental property owners within Woodridge's database on September 7, 2012.
Multiple Family Rental Unit OwnersIf you own three or more multi-family rental units anywhere within Woodridge, you are now required to obtain an annual residential rental license and have your units be a part of the annual Village inspection program. You must submit the license application and appropriate fee by January 1, of every year. In addition to this requirement, you or a management representative must attend a crime free housing seminar presented by the Woodridge Police Department.
Single Family Rental Unit OwnersOwners of single-family rental units and/or two or less multi-family rental units in Woodridge are required to register your properties and provide emergency contact information to the Community Development Department by filling out a registration form; there is no fee for registration. You or a management representative must also attend a crime free housing seminar presented by the Woodridge Police Department.
Crime Free Housing SeminarThe Woodridge Crime Free Housing Seminar was designed to assist owners and managers of rental property within the community in keeping your property safe, with crime prevention concepts in mind. This class can also be used by homeowner’s associations to effectively deal with rental units within the association.

This program will give you the tools to properly screen potential tenants, identify problem tenants, educate on the eviction process, and many more guidelines that if used will prove highly effective.  When you attend the program you will learn more about the crime free addendum that you can use with your lease agreements with your tenants.

The seminar is a four-hour mandatory class which is required to be taken only once. It is free of charge and we require that you RSVP your attendance (see contact information below). Walk-ins are welcome. A certificate will be produced upon completing the class and will need to be submitted with any registration or application for any and all rental units owned within the Village.
